  HOW DO I FIND OUT WHAT NEEDS RENOVATION?    

Renovation is done for two reasons - to update the property to your specifications and to make sure the property will pass the City inspections required to gain a Certificate of Occupancy.

You need to carefully review a standard set of things to see what you would like to renovate or what has to be renovated in order to get a Certificate of Occupancy.

Standard items that you need to check include:

  • Roof and gutters/downspouts (for leaks)
  • Electrical, especially in older properties (over 50 years old)
  • The need for any lead remediation (in older properties)
  • Plumbing, water and sewer
  • Structural (cracks, etc.) - potentially an engineering inspection
  • Potential lead water service line replacement
  • Windows and lighting (inside and out)
  • Smoke detectors, any emergency lighting and Radon gas
  • Interior and exterior paint

Most likely you will need a qualified contractor to review the house and let you know what needs to be brought up to code.

Remember, check what permits may be needed as different permits are required for different renovations. If you hire a contractor, that contractor will be responsible for taking out the required permits and also closing out the permits at the end of their work. Closing permits is required before you can get a Certificate of Occupancy.
